How to price a Palmdale home in a shifting market

There are only three comps that actually matter — and one number most agents quietly get wrong. Here's how I price to attract offers, not to sit.

Pricing is the single most important decision you'll make when you sell — more than staging, more than marketing, more than the season. Get it right and you create competition. Get it wrong and your home sits, the price drops, and buyers start to wonder what's wrong with it.

After fourteen years and hundreds of Palmdale and Lancaster sales, I've learned that good pricing isn't about the highest number you can justify. It's about the number that makes the most buyers raise their hand at once.

The three comps that matter

Forget the dozen "comparable" homes a generic estimate averages together. When I price your home, I'm looking hard at exactly three:

  • The most recent sale within a half-mile that's genuinely similar in size, age, and condition.
  • The home that competes with yours right now — what a buyer would tour the same weekend.
  • The one that didn't sell — because the price it failed at tells you where the ceiling really is.
Price is a marketing decision, not an accounting one.

The number most agents get wrong

Here's the mistake I see constantly: agents price to the average of past sales and call it data-driven. But the market doesn't pay the average — it pays the margin. A home priced just under a psychological threshold pulls a wider pool of buyers, more showings, and more often, multiple offers that push past where a higher list price would have stalled.
